Maintenance Manager

SUPERVISOR: Director of Development
SUPERVISES: Janitorial staff / Janitorial Contractors

EMPLOYMENT CLASSIFICATION:

Position: Operational Support Staff / Maintenance & Janitorial

Contract: Annual, fixed-term

Full-time-Equiv.: 40 hrs/week

Benefits:  Eligible (pending criteria)

Salary Range: $60,000 – $75,000 depending on qualifications & experience

ROLE SUMMARY:

The primary purpose of this role is to develop and maintain an optimal school facility, one that supports the school’s mission to “equip students for a life of discipleship by providing excellent education in a Christ-centered community” under the direction of the Director of Development.

POSITION REQUIREMENTS/QUALIFICATIONS:

Education & Experience 

  • Successful completion of Custodial Worker Certificate program, or
  • Experience in a custodial and/or building maintenance position, or related trades.

Competencies (Skills, Knowledge, Abilities, Training) 

  • Basic trade skills: carpentry, plumbing, electrical, painting, etc.
  • Workplace Hazardous Materials Information System (WHMIS) Certificate required
  • Physically capable of safely lifting up to 50 pounds
  • organizational and supervisory capabilities

KEY CONTACTS/RELATIONSHIPS:

  • Internal: Director of Development, Administrative Team, Maintenance Committee, Teaching Faculty and Operations Support Staff
  • External: Students, Parents, Department Suppliers and Vendors, Service Providers

POSITION AUTHORITIES:

  • Expense: Expenses within annual department budget, those exceeding $500 with Director of Development/Admin. or Maintenance Committee approval
  • Custody: Master facility keys
  • Systems: VCS Google account: email, documents, etc.

RESPONSIBILITIES:

  • Acts as the Primary Custodian of school premises and equipment:
    • Ensures daily lock-up: gates and all doors, lights off, etc.
    • Completes security checks of the premises; addresses safety concerns and potential risks. 
    • Reports immediately any damage or vandalism to facilities, or theft of equipment.
    • Ensures a safe and proper instructional environment, including temperature and ventilation.
    • Facilitates school events and rental groups upon request: open-up, set-up, lock-up, etc.
  • Completes and/or schedules required Maintenance and Repairs of all school property and equipment:
    • Maintains HVAC, plumbing, electrical, fire & emergency systems, transportation equipment (i.e. VCS Event Bus, tractor, trailer); schedules third-party service providers as needed.
    • Maintains school grounds including parking lot, lawns, sports fields and play areas.
    • Maintains a log of all preventative maintenance functions and repairs performed; completes other routines and control records to satisfy Government and Ministry of Education standards.
    • Estimates cost of repair projects in terms of labor and material; ensures all purchases and repairs are researched and competitive pricing is secured.
    • Advises Supervisor of extraordinary maintenance and repairs required, and informs him/her of incidents requiring immediate action.
    • Recommends ways to improve the effectiveness and efficiency of school maintenance operations.
    • Takes the lead on organizing Maintenance Committee Meetings, takes meeting minutes, and is responsible for any actionable items resulting from these meetings.
  • Oversees the Safety and Cleanliness of the school building and grounds in all respects:
    • Coordinates with the Director of Development for 3rd party service contractors to ensure adequate services (fire & alarm system, HVAC, etc.)
    • Completes and/or oversees daily cleaning assignments as detailed in Custodial job list.
    • Ensures that school site and conditions are safe and meet all applicable fire, safety, health and environmental regulations and laws.
    • Records and takes corrective action on any Joint Health & Safety concerns that arise. 
  • Supervises custodial services
    • Manages the janitorial team/contractor: oversees  schedules, training, and duties, assessing quality of work, etc. 
    • Monitors and evaluates the quality of custodial work; ensures cleaning standards are achieved.
    • Orders and maintains appropriate inventory levels of cleaning materials and supplies.
  • Completes other related duties as assigned by the Director of Development and/or Maintenance Committee.

KEY PERFORMANCE EXPECTATIONS & GOALS:

  • Ensures school property and equipment is maintained and/or repaired in a timely fashion, during regular operating hours, so as to not interfere with curricular or extra-curricular activities.
  • Ensures appearance of campus buildings and grounds consistently meets image / brand standards.
  • Bi-weekly inspects the quality of work completed by janitors; provides feedback as required/or asked of.
  • Collaborates with the Director of Development and/or Principal in developing and managing the annual budget for Custodial.
  • Demonstrates a cooperative and pleasant attitude at all times, particularly when in the presence of staff, students, parents and community visitors.
